A Responsible Landlord

We carefully assess each potential purchase and are very selective that any housing project must provide a strong, reliable cash income stream for many years to come, but does not carry with it excessive levels of risk. The properties must:

• Be of standard construction
• Not suffer from material structural damage
• Have neighbouring properties which are well maintained
• Be located within well-established neighbourhoods

We believe everyone is entitled to a decent place to call home.

Reap allows us to keep our rents affordable, we don’t charge our tenants any fees, and we don’t always require a deposit. We happily accept tenants who are in receipt of housing benefits and work with current tenants who have been affected by the introduction of Universal Credit.

We always aim to act in a fair, honest and reasonable way in all our dealings with our tenants, and every year we conduct a tenant satisfaction survey. The findings of our most recent tenant satisfaction questionnaire (December 2018) were:

• 100% of tenants rated our staff as ‘very helpful’ and were equally satisfied with the speed at which we respond to tenant queries
• 100% of tenants said it is ‘very easy/straightforward’ to report a repair, and over 95% rated contractors who visit the property to carry out repairs as ‘very satisfactory’
• All tenants responded that they believe their rent to be a ‘fair rent’
• Every tenant reported back that they would feel comfortable approaching us if they had difficulty paying rent or if they needed advice about a Housing Benefit claim
• 100% of the tenants who responded said they were ‘very satisfied’ with us as a landlord and would recommend us to family or friends
